Cheriton Fitzpaine Community Shop Business Plan
Cheriton Fitzpaine lost its village shop in Dec 2016 and this important community asset is much missed by the local population.
The Cheriton Fitzpaine Shop Community Benefit Society proposes a two phase plan to provide a retail outlet and cafe for the village.
Phase 1: A temporary wooden structure of approx 375sq ft internal space on land beside the
Methodist Chapel within the village. This phase will provide an immediate answer
to the village’s need for a shop and will test the viability of providing a longer term, larger shop with
cafe in Phase 2. Current costings are bringing Phase 1 in at approximately £60,000.
Finances for this phase are being sought from appropriate grant funding bodies and through
donations and a Community Share issue amongst the local population.
Phase 2: A permanent structure of approx 600sq ft of retail space plus a cafe and parking on a
housing development site, White Cross, at the edge of the village. This site was
granted outline planning consent in June 2017 for 28 houses plus 90sq m of retail space which is
intended for the community shop. Initial development of the site must begin within 5 years of June
2017. Raising finance for Phase 2 will begin once the Phase 1 shop has a successful trading history
with the aim of relocating the shop to the permanent site in or around 2028
